How do I find the most reliable and quickest property management?
Author: admin // Category: Property ManagementI own a rental unit and I have interviewed a few property management companies. All say that they can do the job for $X amount, but is there any place where I can check how quickly they get renters into units and how reliable they are?

Your best bet is to ask them for references and check them out. or ask other landlords in the area who they deal with or recommend.

Even if you could access how quickly they have gotten renters in the past (which you cannot, there is no records for that), that has nothing to do with how they do their job. Some owners think that if the place sits empty that the manager is not doing their job, but that is NOT always true.
All you can do is inquire with your states real estate agency and see if they have had any complaints or violations.
EDIT: ross- DO NOT bad mouth all property managers based on your few bad experiences!!! Most are NOT like that!!!

If you live in the area the best way is do it yourself.
I have two rental properties, I used a property management at first but what I found was they weren’t showing my property. The deal was I only had 2 properties and the other clients, had many many more. They took good care of their clients with multiple properties but didn’t do crap for me. Since then I have gotten my Real Estate license and taken a few property management course. There is NOTHING they can do that you can’t do yourself.
They will take you money, neglect your tenants, and markup everything they do. Just do it yourself.
The best way to deal with tenants is get to know them and let them get to know you. I am not saying have social relationship but let them know you care about the house and want them to be comfortable with the home. If you show you are involved and show that you care they will do the same. If they call you with ANY problem handle it. The little bit of money you may pay out for something that may or may not your responsibility will be nothing compared to the problems and expenses you could incur form having an unhappy tenant. You have to have the attitude that you are there to serve them. A property manager will not share this concept.
You have to show you are concerned about them and you will take care of the house. If you do this you increase the chances of them doing the same.
Happy renters will better take care of the home and pay the rent!

This business is hard, and there are some out here that have made it even harder for honest people making a living.
However, the answer to your question is simple. Good management will have followers. We have such a wonderful following that we have a waiting list of tenants, wonderful references, and very small turn-over. That’s some of the things you should be looking for. If all else fails, call us we never fail!
