What’s the latest I should start home-buying process?

What is the absolute latest that I should start the home-buying process of buying a condo if I need escrow to close by 12/31/09? I already know the 2 area that I want to live in.

Keep in mind that any property may have problems with inspections or title work that may lengthen the buying process. If everything goes through perfectly it should take no longer than 30 days with regular bank loan. FHA and VA are much slower.
There is also Thanksgiving and Christmas holidays to take into consideration. The absolute latest I would enter into a contract would be Oct 31.
