What are some things to do/keep in mind, when buying a new home?

My family and I have decided to end our renting way of life and buy an affordable and comfortable home for the family. Having great credit, applying to different banks and so on are some of the things we’ve done. But what more could we do and what are some mistakes people usually make when buying a home? Please give some advice on this subject based on your experience of buying home and the do’s and don’ts of home buying. Thank You.

    We are currently selling our home due to a few mistakes we have made. I would suggest that you work out your money figures realistically, as we have a couple of personal loans we thought we could manage. My partner lost his job, then I lost mine and now we are in a hole.

    on the practical side, always get a building and pest inspection as they should uncover any nasties hiding in the house.

    We bought a house full of wallpaper and shag pile carpet thinking what a lovely idea it was to renovate to make it our own. This takes a lot of time and effort(real hard yakka) and money of course. Having said that if it has all the features you are looking for such as garage, bedrooms modern kitchen etc then you may need to spruce up the cosmetics to suit you.

    It is very hard buying a house as it is such a big decision. Just do your research on the area prices and look at many open homes. Only listen to yourself, real estate agents are there to help the seller not the buyer and will tell you anything to get the sale.

    you have a confusing world ahead of you;

    you can do the negotiating way by finding a buyer’s agent
    who you WILL NOT allow to also rep any seller while working with you.

    that is step and choice 1;

    2; see which homes are coming up for sheriff’s auction.

    3; depending on your state, you will have next year,
    either county real estate TAX foreclosure sales
    or county real estate tax certificate sales.

    if cert’s, you are buying their taxes and you must
    wait 3 yrs to own the house if they don’t pay you back.

    so you have 3 ways to get a house…….

    See, in person, a lot of potential homes based on your needs, ie. number of bedrooms, space etc.

    Do not fall “in love” with a particular home. If you love the kitchen in a home it is fairly easy to change into a different home.

    Be prepared to walk away from a house if the seller wont negotiate.

    Most important features:

    Neighborhood/location – proximity to schools etc. even if you don’t have kids it is good for resale.
    Sq. footage – not so big that you need to buy a whole bunch of furniture etc to fill it but big enough for the amount of people.
    Price – do not pay more than you are comfortable paying for because you will like your new home a lot more if you feel you got it for a steal.

    Hire a Buyers Agent that will represent you, not the seller. Also make sure the Buyers agent you select is actually trained in Buyer Agency. Any licensed agent can be a Buyers Agent, even withour specific training. If the hold the ABR (Acredited Buyers Representative) or CBR (Certified Buyers Representative) then they have specialized training to better assist you.
