    What are my options regarding maintenance if my property management won’t do it?

    Every time something needs done in my apartment, it takes weeks to be fixed. Therefore, by the time something actually IS fixed.. 2-3 other things need attention. My sink knob hasn’t been repaired and it has been a year.

    Anyway, I’ve called property management 6 times within the last week to no avail. Lighting fixture in 4 rooms are not working.

    How should profits be split on a 3-way real estate investment?

    I am involved in a 3-way investment on a rental property and we are being forced to sell because of a DOT project. Our profit on this property will be approximately $75,000 and we need to figure out how to split this up. Being close family members, we weren’t too concerned about figuring this out we bought the property.

    I would really appreciate any suggestions from real estate investors experienced with partnership investments like this.

    Here are the figures for the capital and work/mangement invested by each party.

    Investor #1:
    Invested $150, 000 by taking out a regular home loan.
    Lived at the property and payed “rent”.
    Did 85% of the maintenance, improvements and rental property management.

    Investor #2:
    Invested $75,000 from a home equity line of credit.
    Did 0% of the maintenance, improvements and rental property management.

    Investor #3:
    Invested $25,000 from a home equity line of credit.
    Did 15% of the maintenance, improvements and rental property management.

    If I claim to be a real estate professional for tax purposes, is my income subject to FICA?

    I qualify as a real estate professional for tax purposes. I own and manage over 25 rental properties. I have not claimed that status in the past. I have recently married and my husband has retirement and investment income in excess of the maximum income amount allowed under the passive activity rules. If I make a profit from my investments, am I subject to FICA taxes on that income? Is there a downside to claiming real estate professional status?

    How/where to deduct real estate training fees on taxes?

    I plan on getting a real estate license for the education and qualification when managing my private real estate investment career.

    Where/how do I deduct these costs on my taxes? Eventually I’ll set up a real estate company where I could deduct them, but that won’t be set up for a while.
